Our story
Why we started Patio.
Patio comes out of a long career in property management and one plain observation: most owners don't get what they pay for. The calls go unanswered, the updates dry up, and you're left guessing whether your property is in good shape. A lot of the local options feel stuck in the old way of doing things, and the biggest thing missing is simple communication.
So we built the manager investors actually wish they had. Patio handles the whole job, leasing, maintenance, rent, and reporting, so you can get on with your life instead of worrying about your investment. We answer when you reach out, we tell you the truth about your property, and we keep the way we work simple and straight. The name fits how we see it: Patio is Floridian and warm, rooted in the place we serve.

The person behind Patio.
Harris Gruman
Founder & Principal
Harris is a Tampa native who has been around real estate for as long as he can remember. He grew up spending weekends working on his family's rental properties, learning how the market worked and seeing firsthand how the right investment could change someone's future.
He built his career as a Tampa real estate agent and property manager, looking after homes for local owners before founding Patio to do the job the way he always believed it should be done.

Where we work
Across Greater Tampa Bay.
We manage single-family homes, duplexes, and small multi-family across Greater Tampa Bay, Central Florida, and Southwest Florida. We also take on select vacation rentals when the property is the right fit. If you own in the area and want to be hands-off, we should talk.
